Topographic surveys show the existing conditions on a parcel of land including all the permanent improvements and the slopes of the land via the use of contour lines. Topographic surveys can be combined with Land Boundary Surveys so that one plat/map shows both the topography and the property boundaries. If a recent title report is provided, easements and other encumbrances on the property can also be shown on the same plat/map resulting in a comprehensive overall view of the property, the conditions, and the encumbrances in an all-in-one plan. Such a plan can be extremely useful in project planning and is often a staple for architects and engineers when beginning their design work. Although other features, such as landscaping, are not automatically included in topographic surveying, any feature can be included at the request of the client.
